What was approved
Two things on the 167-acre Martin Commerce Park PUD, east of I-95 and south of SW Martin Highway:
- Infrastructure for the whole park: roads, utilities, 5 lakes, 8 stormwater areas and the preserve areas.
- Phases 1 and 2, on about 121 acres: seven light industrial buildings totaling about 485,492 square feet, plus outdoor storage. Buildings top out under the 40-foot limit.
The old Martingale Estates lots on the site are replatted away.
Why it matters to neighbors
- A new traffic signal at the park's entrance on SW Martin Highway, built by the developer.
- Traffic: the staff report assumes 44 trips in the evening peak hour, with SW Martin Highway staying at level of service C. The developer also restripes about 850 feet of eastbound SR 714.
- I-95 buffer: a 4,879-foot native landscape buffer along I-95.
