Where it stands
The Board of County Commissioners hears the final site plan on 2026-10-27. County staff recommend approval. Here the county is both the applicant and the board that decides.
What's proposed
A new operations campus on 29.8 acres of vacant industrial land west of SW Kanner Highway and north of SW Waterside Way. It brings six county departments to one site: Environmental Resources, Mosquito Control, Field Operations, Parks and Recreation Operations, General Services, and Vehicular Maintenance.
- One-story main building of about 111,650 square feet, about 27 feet tall
- Three accessory structures, a fueling area, a vehicle wash and equipment yards
- 252 parking spaces and 40 bay doors
- A stormwater lake
The land is already zoned General Industrial with an Industrial land use, so no rezoning is needed. The site's address will become 2751 SW Waterside Way.
Why it matters to neighbors
- A wall along Waterside Way. The county agreed to buffer the site from SW Waterside Way with a 6-foot solid wall on a 3-foot berm, with landscaping.
- No traffic study. One wasn't required, because the project is in the county's adopted Capital Improvement Program.
- Fill trucks in, nothing hauled out. No digging is planned; fill will be brought onto the site, with haul routes and timing approved by the County Engineer. The site is outside the flood hazard area.
