Where it stands

Approved by the Village Council on 2026-08-31, all four members present voting yes (one was absent). After a resident raised concerns about vehicle repairs, the Village Attorney said language would be added to the order stating no repairs of any sort. The applicant also said it would add one shade tree after a council member asked for fewer palms.

What was approved

The existing marina at 631 Northlake Boulevard (Nautical Ventures) adds boat and watercraft sales and display. The Village code files that under "Vehicle Sales or Repair", which is why the agenda reads that way. Site plan and appearance approval covers the upgrades.

No new building. The 4,272 square-foot retail building, 14 wet slips and the fuel dock stay. What changes:

  • Boat sales and rentals, with two boats on outdoor display and a paddleboard and kayak display by the front entrance
  • About 20% of the showroom used for watercraft display
  • About 1,000 more square feet of landscaping
  • An ADA ramp to the docks and relocated ADA parking
  • A new wall sign up to 75 square feet, internally lit LED channel letters

17 parking spaces stay (19 to 20 counting temporary mooring). About 2 to 3 slips are reserved for transient boaters and marine sales. The fuel station stays open.

What village staff said

Approve with one condition: the special exception is limited to marine-related use, meaning watercraft and accessory sales and displays only. A car dealership could not use it.

Who's behind it

  • Agent: Gentile and Co.
  • Applicant: Nautical Venture Group, Inc.
  • Owners: George H. Lott, Jr. Holdings, LLC and John R. Lott Holdings, LLC (Lott Brothers)
